Electrical Safety
The new regulations which came into force on the 1st June 2020 require landlords get their properties tested by a suitably qualified and competent person at least every 5 years. There have been significant changes over the last couple of years and we recommend seeking guidance from a suitably qualified person at an early stage. We have a panel of experts that we are happy to put you in contact with.
Smoke & Carbon Monoxide Detectors
Wycombe District Council now requires ALL single family rented properties to have a Grade D1 Category LD2 fire detection system. What this means in practise is that you need to have mains interlinked smoke detectors on hallways, landings and living room. It also means you need a heat detector in the kitchen on the same system. We recognise that this is a significant change to most of the local housing stock and we are working very closely with a panel of good local contractors to ensure we can best assist you get your property ready
Gas Safety Regulations
If your property contains Gas you are responsible for the safety of the appliances, flues and installations. As a minimum you are required to get your gas appliances checked by a Gas Safe registered engineer every 12 months. They will produce a gas safety certificate or CP12 on their inspection. We also recommend that you get your appliances regularly serviced to maintain optimum performance. We have a panel of local independent Gas Safe registered contractors who can undertake this work.
