Although negotiations can be conducted verbally, for clarity and to avoid confusion we ask you to specify your terms via this online application form.

    Please complete the form on the right and click submit to put forward.

    Once submitted we will contact the landlord(s) as soon as possible and propose your application.

    If successful we will then ask you to pay a holding/reservation deposit of 1 weeks rent as a commitment to renting the property. THIS IS NOT AN ADDITIONAL CHARGE OR ADMINISTRATION FEE. In fact, this will go towards your initial rent and tenancy deposit. Please note that should your application not complete within 14 days, or the information provided is misleading, or you terminate your application, the holding fee is non-refundable.

    We will then send you an email with a link to complete your referencing forms online. Please complete these promptly as any delays may affect how long it takes to complete. You may be asked for signed authorisation to contact your employer/accountant/landlord, conduct a credit search and/or submit bank statements/payslips/P60s/SA302’s. If your application requires the support of a guarantor this same process will apply.

    We need to know our clients and comply with the right to rent and anti-money laundering regulations. We will ask you to submit a copy of your passport (& Visa if applicable). If you cannot provide a copy of your passport, please contact us to discuss what documents can be provided with instead. We will require sight of the original documents at some stage before you move in.

    Once your references have been completed . . .

    Tenancy Agreement 

    We will be sending your Tenancy Agreement out for electronic signature which needs to be signed before you move in.

    Once your tenancy agreement has been signed . . .

    We will send you an invoice for the balance of the Tenancy Deposit & First Month’s Rent. This needs to be paid in cleared funds via bank transfer from a UK bank account.

    We will also require proof a standing order has been set up with the correct reference for ongoing rental payments.

    Insurance

    We recommend that you obtain suitable insurance for your personal liability and possessions. The landlord’s policy does not cover your risks! Talk to us if you need assistance obtaining suitable cover.

    Check In

    Once the file is complete, we will arrange a time for you to check in to the property. Please note that we cannot arrange your check in outside of the hours 9:30am – 5:30pm Monday to Friday, and 9:30am – 16:30pm on Saturday.
